An EPC is a legal requirement when selling or renting out a domestic property ( there are some exemptions ) and provides important information to the incoming person.
If you are looking to buy or rent then this should be available for you to see. There are large fines that can be imposed on the vendor if this is not available for you.
The energy rating is from A, which is the best, down to a G which is lowest.
Unless there is a valid exemption in place then a property cannot be marketed for sale or rent with a F or G rating.
